Every new listing starts with an evidence gap
A newly completed villa does not open with a mature Booking.com or Airbnb business attached to it. It begins with:

Operators often manage the first months as an active launch period, using competitive pricing, strong photography, open availability, fast responses and disciplined guest service.
But neither platform promises that a villa will reach mature visibility in a fixed number of days. Ramp-up depends on demand, location, price, product quality, calendar availability, cancellations, content, reviews and operator execution.

A buyer should therefore distinguish:
- physical completion — the villa can host a guest
- operational readiness — staff, systems and procedures work
- distribution maturity — listings have booking and review history
- stabilized economics — performance has been observed across enough time and seasonality to underwrite cautiously
What OTA history is — and is not — worth
An operating listing with genuine reviews has evidence that an unopened villa lacks: real guests found it, booked it and evaluated it.
That history should not be valued as guaranteed future income. It also should not be assumed to transfer automatically after a sale.
Booking.com says it may stop displaying reviews if an accommodation changes ownership. Platform ownership-change and account-continuity procedures must be confirmed directly during due diligence. Future bookings, payouts, credentials, content and operating data need a documented handover plan.
