The contractor's price per square metre is only one line in a Bali villa budget. The useful comparison is the total cost of delivering an equivalent finished, furnished and operating property today.

Why the "price per square metre" comparison fails

A common question from Bali property buyers is: “Why buy an existing villa if I can build one for less?” The question is reasonable. The comparison is often not.

A published 2026 guide from Bali design-and-build firm Balitecture places its mid-range construction band at USD 1,100–1,600 per m² and its premium band at USD 1,600–2,500 per m². The same guide says those bands cover the building, interior finishes and installed fixtures, but normally exclude the pool, landscaping, furniture and FF&E.

Those figures are one contractor's market guide, not an official tariff or a quote for every project. Specification, ground conditions, access, design complexity and contractor scope can move the result materially.

The central point is simpler: construction cost per m² is not the total cost of an income-producing villa.

What a full replacement-cost budget includes

A serious build-vs-buy comparison should include, where applicable:

  • land lease or land-right acquisition
  • architecture, engineering, surveys and project management
  • the main building contract and site preparation
  • pool, drainage, landscaping, walls, gates, parking and access
  • kitchens, bathrooms, lighting, air-conditioning and utility connections
  • furniture, linen, appliances and other FF&E
  • permits, professional advice and property-specific compliance work
  • contingency and remediation
  • financing or the opportunity cost of capital during construction
  • pre-opening staff, photography, OTA listings, software and launch marketing
  • the months before the property reaches a stable operating rhythm

Time is part of the price

Two projects advertised at the same cost per square metre can therefore have very different all-in costs.

A project under construction does not produce room revenue. It can also absorb owner attention through design decisions, contractor supervision, procurement and defect correction.

A finished property can potentially begin operating sooner, but “finished” should not be confused with “ready to trade.” The buyer still has to verify the land arrangement, building and business documentation, utilities, access, staff, systems and distribution.

The more useful comparison is not purchase price vs. construction rate per m². It is purchase price vs. the total replacement cost of delivering an equivalent, inspectable and operating asset today.

A practical build-vs-buy check

  • Request a detailed BOQ and identify every exclusion.
  • Add land, professional work, pool, external works, furniture, equipment and contingency.
  • Add the cost of time before the first booking and the operating launch budget.
  • Stress-test delays, specification changes and remediation.
  • Compare that all-in basis with a completed asset of equivalent quality, location, lease term and operating readiness.

Santara Villas Resort is not being presented as seven operating villas. Four furnished villas are publicly verifiable as operating today. Three additional structures are seller-stated as structural-complete — concrete structure, walls and roof done — but their interiors are unfinished and they are not operating.
